Future of Commercial Real Estate

The future of Commercial Real Estate is always a question on the minds of investors and businesses. There are many factors that play a pivotal role in determining what the future holds, and what the markets will look like in years to come. Some of these factors are interest rates, demographics, US economy, and vacancy rates. When looking at commercial real estate it is broken into different sectors. The main sectors are retail, office, industrial, and multifamily. Each of these sectors have different potential for the future, as the economy shifts and trends within the field lean towards one or the other. Based on the struggling US economy, and higher interest rates the future of commercial real estate shows a decline in profit potential for office space, moderate to small gain in profit potential for retail and multi family, and higher profit potential for industrial.


When looking at the future of commercial real estate it is very important to focus on the location of your assets. In the case of California we are seeing a huge increase in median home prices and prices of commercial real estate. The value of homes and buildings in California are reaching an all time high, causing investors and buyers to question if it is really worth the price. In the case of commercial real estate many office buildings and retail buildings are very expensive. This makes it less attractive for investors as it requires greater return to make a profit. Many investors are going to areas such as Miami which is a very desirable location with similar commercial opportunities for less money. Along with Californias increase in prices compared to other markets, higher interest rates are making investors worried. Higher interest rates makes borrowing capital more expensive. This means that for an investment property that requires a loan, investors will be paying more for that property than in a lower interest rate market. Overall I see the potential for commercial real estate profitability in California to be very minimal.


The future of commercial real estate is slowly growing as different sectors have potential for profit in the near future. This will be something to keep an eye on as interest rates drop and the economy strengthens in the future.
